How a Dubai villa project runs
Survey and measured drawings come first, because a villa rarely matches the drawings on file. Scope and a bill of quantities follow, then submissions — municipality approval where the work is structural, plus the developer’s NOC in a gated community. Only then does demolition start.
On site the order is unglamorous and fixed: structure, then MEP first fix, then wet-area waterproofing and testing, then finishes, then joinery, then commissioning. The stages that cost the most to redo are the ones that get covered up first, which is why they are inspected and photographed before they close.
