Before you choose a contractor
What size of villa do you work with?
Villas from 700 m², with budgets from AED 7M. Below that, a smaller contractor will serve you better and we will say so.
Which emirates do you cover?
All seven. Dubai and Abu Dhabi carry most of the work; elsewhere the scope has to justify moving a full site team.
Can we visit a site you are working on?
Yes. We have a villa under renovation and you are welcome to walk it with us. Ask on WhatsApp and we will arrange a time that works for the site.
How is the price fixed?
From a bill of quantities after a site visit, not from a rate per square foot. Rates give a range for planning; the contract figure comes from measured scope.
What happens when the scope changes mid-project?
Variations are priced and agreed in writing before the work is done. Unagreed variations are the main reason renovation budgets drift, and the discipline is worth the paperwork.
Do you handle approvals?
Yes — municipality submissions where the work is structural, and the developer NOC in gated communities. Approvals run on the authority’s timetable, so we submit early and sequence site work around them.
Can we live in the villa during works?
On a full renovation of a large villa, usually not: services are down and dust control across that area is impractical. Phasing is possible when the layout allows part of the villa to be sealed off.
Which languages does your team speak?
English and Russian. Site coordination happens in whichever language keeps the crew and the client aligned.
